"It was only by chance, and after exhaustive research, that we stumbled across Carriage Way's website.  Delving further through various and sundry review sites, we decided that based on placement, number of guests per room, and price Carriage Way presented the best value for our dollar.  We were wrong.  Carriage Way far exceeded our fondest hopes and expectations.  To start Larry, Bill and John not only introduced themselves but took the time to learn each of our names.  Our room, the St. John Brown, was perfect for our odd party of three.  With walls a soothing blue and warm comfy beds, even the insomniacs found it easy to drift off.  Every morning we were treated to a positively superb breakfast and the even more delightful company of our hosts.  Delicious treats provided thoughout the day could tempt the most diet concious (and often did!).  Our hosts exemplified the true spirit of southern hospitality, a rare gem to find here in Florida.  They were even so kind as to give us the recipe for one of thier wonderful treats.  By far Carriage Way has become our new standard by which we will judge all other B & B's.  We cannot properly express our gratitude but to say thank you for everything.  We'll be back!"

History Of The Carriage Way Bed & Breakfast

The house is a vernacular structure with Victorian features. It was constructed between 1883 and 1885 by Edward and Rosalie Masters. The rooms are named for former owners and individuals significant to the history of the home. For many years, the home was very prominent in the city of St. Augustine. Then, in the 1940's, the house was converted into apartments. In 1984, the structure was lovingly and extensively restored to its original grandeur, fulfilling a dream of creating Carriage Way.

St. Augustine's closest Bed and Breakfast, Carriage Way is located just steps from old St. George Street, in the middle of the walking district. It is amid unique and charming shops, museums, historic sites and beautiful views. Flagler College (the original Ponce de Leon Resort Hotel), Castillo de San Marcos, many fine restaurants, horse drawn carriage tours and the waterfront are 1 to 4 short blocks away. All sites in the Historic District are only a 5 to 10 minute stroll.

The atmosphere at Carriage Way is leisurely and casual, in keeping with the general attitude and feeling of Old St. Augustine. But, the atmosphere is only the beginning. Breakfast is a family affair. The wonderful scents emitting from the kitchen reflect the scrumptious breakfasts that Larry lovingly prepares. Freshly baked breads, fresh fruit, orange juice, coffee, tea, wonderful jellies and jams, and a delicious entrée await you at breakfast time. Bill strolls over from his home a block away to brew the coffee, check the details and chat with the guests. Breakfast is served from about 8:30 a.m. until 10:00 a.m. in our beautiful dining room.


Rooms and Rates

Accommodations include nine guest rooms located on the first and second floor of the main inn and two guest rooms in our "Cottage." All guest rooms have a private bath with a claw foot tub and shower or shower only. All of the guest rooms are impeccably furnished with antiques or reproductions. Many of the rooms have family heirlooms from Oklahoma, New Orleans and Illinois. All rooms have telephones and wireless high speed internet access is available. Carriage Way truly has "Today's comfort, yesterday's ambiance."

Rates range from $99.00 to $399.00 per night and include breakfast and complimentary beverages. Beach style bicycles are available for your use. Early morning coffee and newspapers are furnished and, in the afternoon, there is a special dessert treat.

Reservation Information

To make reservations, please call between 8:30 a.m. and 8:00 p.m. Normally, on weekends, there is a minimum stay of two nights. Holidays may require more. A deposit is required to confirm your reservation. Deposits are refundable, (less a $50.00 nonrefundable portion,) if your reservation is cancelled at least seven days prior to your scheduled arrival date. Holiday periods, special events, multiple room reservations and "Entire Cottage" reservations require fourteen days notice of cancellation. Early departures and late cancellations are charged for the full stay as reserved, so please reserve only those days that you will need. Visa, MasterCard, Discover, American Express and personal checks are accepted. No deposit refunds will be issued without a valid cancellation number.

Check in time is 2:00 p.m. until 7:00 p.m. and check out time is 11:00 a.m. If this does not fit into your schedule, please let us know and we will make special arrangements, if at all possible. If your arrival time changes, please be sure to advise us as soon as possible so that suitable arrangements can be made to accommodate you. If you are traveling with children, please be sure to let us know as only certain rooms will accommodate children. Rollaway beds are available on request.

Smoking Policy
Carriage Way is non-smoking on the inside of the inn. Smoking is allowed on the outside verandas. Evidence of smoking in the rooms will result in a charge of $200.00 to fumigate the room and the occupants will be asked to leave without refund of any reservation charges.
